Pre-Construction Serivces:
A full-time staff is engaged in the area of pre-construction services to provide the tools our customers need to make good business decisions. The Morgan team can provide detailed conceptual budgets and development schedules, site evaluations, facilitate entitlements, utility company coordination and municipal requirements. We lead and facilitate the coordination of architectural and engineering disciplines to maintain budget and design conformity and permitting schedules. Comprehensive plan and specification reviews with tenant criteria requirements and value engineering concerns are performed to assure that the developer's budget is maintained.
Construction:
Each projects is assigned a team consisting of Project Superintendent(s), Project Manager, Contract Administrator, and Project Estimator who are collectively responsible for the success of the project. The formal project schedule is developed within the time constraints of the contract and appropriate project control mechanisms are put in place. All projects receive top officer(s) input via weekly staff meeting and formal weekly progress reports supplied to the customers representative(s) and architects.
Quality Control:
"The Industry Standard"... at Morgan Construction Company we believe "The Industry Standard" is a worn-out way of saying "That's the best we could do" so we hold ourselves to a higher standard... Never ask anyone to buy something we wouldn't buy ourselves.
Safety:
Project safety is the direct responsibility of Project Superintendents under the control and monitoring of senior management. Daily attention to safety and company initiated OSHA courtesy inspections keep our EMR and Incident rate low.
Closeout and Warranty:
A full closeout and warranty manual is prepared for every project along with as built documents, operation manuals and warranty certificates.
Warranty calls are directed immediately to the project team that built the job with the Contract Administrator being the point of contact. All warranty calls are logged and followed-thru to satisfactory outcome with complete documentation. |
